FAXX Tilburg
The Faxx is a former (modernist) bank-building close to the Veemarktkwartier (Cattle market district) in Tilburg and ready for a large renovation. Currently it is in use by a group of creative businesses of varied size. Since the building is quite outdated, the square meter revenues are far below market rates, which results in a negative balance.
Since the current tenants are the exact target group for the district, we involved all of them in a co-creation session to find out their needs and to understand their way of using the Faxx.
We came up with a workspace concept that uses floorspace more efficiently and a lease concept that detaches rent-prices from actual floorspace. With these two concepts, creatives get an updated office for a low end price, while the buildings total revenues will be rewarding for investors.
Each office floor gets its own work and lease concept. One for free lancers, one for small and one for midsize offices. They all get a custom pricing plan and either pay by the hour, by use or by sq. Meter. In this way the Faxx becomes a creative office building where companies can literally grow.
An extra touch of creative spirit is accomplished by four small architectural interventions. An upgrade of the plinth with concept-store and bar, a collective atrium with tribune (used for i.e. lectures or pecha kucha nights), a skybox extension on the roof and a band-space in the old vault, give the Faxx a distinctive look and a public program that embeds the building and its users in its context.
